A reservation is considered confirmed when you receive a confirmation voucher and email containing your reference ID. Please print for your record and present to the resort upon check-in. NO record or email, NO check-in.
Rates are subject to change at the sole discretion of the resort. Rates agreed and charged at the time that the reservation was made shall apply.
Taxes, Service Charge and Local Tax
All rates are inclusive of 10% Service Charge, 7% Government Tax and 1% Local Tax unless otherwise stated.
Any reservation obtained under false pretense (intended or otherwise) will be subject to forfeiture of advance reservation or security deposit and guest will not be permitted to check-in or be asked to vacate the premises without refund.
Different Online/Travel Agents may have their own rules and conditions. Haadtien will not be liable for such discrepancies. In case of any discrepancies, the rules and conditions of the resort shall prevail.
CANCELLATION & NO SHOW POLICY
Cancellations made will forfeit 100% of the entire period of reservation including all taxes and fees. Furthermore Haadtien is not liable for failure to arrive or any recreation opportunities made unavailable due to weather, personal plans, canceled connections or any circumstances beyond our control.
In the unlikely event that the resort should need to cancel your reservation, you will be informed immediately. Alternative accommodation of similar standard will be offered. We regret we cannot pay compensation or any reimbursement of any expenses or costs you may incur as a result of any such cancellation or change.
No Show Policy
No shows are charged 100% of the entire period of reservation including all taxes and fees.
Refund and Exchange Policy
The resort does not offer refunds for any unused rooms for any reasons. The resort does not allow any exchanges of rooms. An exception, if any, may apply at the discretion of the management.
In case of a refund, THB 1,500 nett per booking will be charged as refund processing fee.
EXTRA PERSON POLICY
Rates are based on 2 guests per villa per night. Subject to availability and discretion of the resort, extra person may be allowed in a villa.
Extra person will be provided with an extra bed and buffet breakfast at the cost of THB 2,000 nett per night.
Guests at age 0-3 years will be provided with daily breakfast at no additional charge.
Baby cots, if requested, are provided at no additional charge and subject to availability.
Guests at age 3-11.9 years may be allowed to stay with their parents in the same villa and will be provided with daily breakfast at the cost of THB 350 nett per day.
CHECK-IN & CHECK-OUT POLICY
Standard Check-In & Check-Out Policy
- Check-In Time : 14:00 hrs
- Check-Out Time : 12:00 hrs (mid day)
Check- ins are not permitted to individuals not listed as the arriving guest and/or without payment of balance due.
Early Check-In & Late Check-Out Policy
Subject to availability and/or at the discretion of the resort, we may accommodate early check-in or late check-out on a case by case basis.
Early check-in charges are as follows:
- Between 9:00 hrs to 14:00 hrs : 50% of the Best Available Rate on our website
- Earlier than 9:00 hrs : Full days charge of Best Available Rate on our website
Late check out charges are as follows:
- Up till 12:00 hrs : No charges
- Later than 12:00 hrs : 50% of the Best Available Rate on our website
- Later than 17:00 hrs : Full days charge of Best Available Rate on our website
Early Departure Policy
Early departures do not qualify for any refund under any circumstances. The amount due for the full reservation will be charged.
Change Stay Dates Policy
Change of dates for a stay maybe allowed. In which case a one night penalty as well as any increase in applicable rate between original reservation and new date(s) must be paid in full at the time of re-booking. The cancellation policy shall apply to the dates that have been shortened.
Travel must be completed within one year of the original arrival date. Blackout date is applied on 15 July – 31 August and 20 December – 07 January.
Change of dates for a stay are subject to availability and the discretion of the management.
GROUP BOOKING POLICY
Group Reservation will specify minimums for number of rooms and guests. Group reservation can be confirmed with receipt of a non-refundable deposit equal to 50% of your total group cost unless otherwise stated.
The balance of your total group cost is due a month (30 days) or not less than 15 days prior to your scheduled arrival. Without prior notice, the resort reserves automatically the right to release the booking if the due balance is not settled.
For group booking during peak season on 15 July – 31 August and 20 November – 07 January, the payment will be collected 100% at the time reservation agreed.
Credit card(s) used to guarantee the reservation(s) are charged at the time the reservation is made for the required deposit. A cash security deposit will be required when a credit card is not available.
If your deposit has not been received, reservation is subject to automatic cancellation without prior notice.
Additional group participants may be added at any time, subject to availability and approval, at the discretion of the resort. Refunds are not available for deposit, for cancellation and for early departures in any cases whatsoever.
Full Prepayment Policy
The resort requires full prepayment prior to your arrival to confirm the booking.
Credit Card Policy
Reservations with invalid credit card will be automatically released unless the due balance is substituted with cash deposit.
For security purposes, any credit card transaction must be accompanied by photocopy of the credit card used (back and front),
a signed letter of authorization and passport from the credit card owner. Signature should match in all the required documents.
RESORT STAY POLICY
Residence Assignment Policy
The resort reserves the right to assign rooms. Specific rooms, bedding and any other special arrangements may be requested but are all subject to availability and are not guaranteed.
Furnishing and/or equipment(s) in the rooms may slightly differ (as a result of refurbishment and/or renovation) from those represented in media or websites. The resort will not be held liable for such discrepancies.
Room/Villa Damage Policy
All villas are inventoried and inspected before and after each stay. Guests agree to be personally liable for any and all damages to the villa or part thereof. Guests authorize the use of credit card(s) presented and/or cash deposits for damages. Damages include but are not limited to:
- Damage done to the villa or its contents
- Missing items from the villa upon departure
- Exceeding the maximum occupancy of the villa
- Stains to upholstery, counter tops or soft goods within the villa
